How it works
Your postcode, the number of bedrooms and bathrooms, and any extras like carpets.
The booking form works out your price as you go. We work to your moving day.
We clean every room to the inspection checklist, so the property is ready for check out.
Local to Essex
Essex rentals vary a lot. There are student shares near the University of Essex in Colchester, commuter flats close to Chelmsford, Brentwood and Shenfield stations, converted period flats in Southend and Westcliff, and post war new town houses with gardens in Basildon and Harlow. Bigger rural lets can come with a range cooker or an AGA. Our office is on Shenfield Road in Brentwood, so our core area is Brentwood and Shenfield, Basildon, Billericay and Wickford, Chelmsford, and the Havering edge of London around Harold Wood. Wherever you rent, the check out works the same way: the agent or inventory clerk walks round with the check in report and notes anything that isn't as clean as when you moved in.
Our end of tenancy cleaning service covers the Brentwood borough (CM13, CM14, CM15 and CM4), Basildon (SS13 to SS16), Billericay (CM11, CM12), Wickford (SS11, SS12) and Chelmsford (CM1, CM2), and we also take bookings in Southend and Westcliff (SS0 to SS2) and Colchester (CO1 to CO4). It's a thorough clean of every room from top to bottom: kitchen, bathrooms and toilets, inside cupboards and wardrobes, skirting boards, doors, switches, radiators and the inside of the windows. The cleaners are our own trained, fully insured and DBS checked team, never subcontractors.
End of Tenancy Cleaning in Essex
A landlord or letting agent can only deduct cleaning costs if the home is dirtier than at the start of the tenancy, as recorded in the check in inventory, after allowing for fair wear and tear. Faded paint and a worn path in the hall carpet are normal ageing. A greasy oven, limescale on the taps and dusty cupboards are not.
Your deposit must be protected in one of the three government approved schemes: the Deposit Protection Service, mydeposits or the Tenancy Deposit Scheme. Your landlord has 30 days from receiving it to protect it and give you the scheme details. At the end, you agree together how much comes back. If you can't agree, the scheme's free dispute service looks at the inventory, the photos and any receipts and decides.
Professional cleaning isn't legally required. The Tenant Fees Act 2019 stopped most fees for tenants in England, so a landlord can't charge you a check out fee or make you pay for a cleaning company of their choosing. What they can do is deduct a reasonable amount if the property isn't handed back in the condition shown at check in. Keep your receipt from us and take dated photos once the clean is finished, as both help if a dispute goes to the scheme.
The clerk goes room by room with the check in inventory and compares. Kitchens get the closest look: the oven, the hob, the extractor filter, and inside the fridge, freezer and every cupboard. Bathrooms come next, where the clerk looks at the taps, the shower screen, the tiles around the bath and the sealant for limescale or mould.
They also check skirting boards, door tops, window sills and frames, light switches, sockets, radiators, inside wardrobes and the floor where beds and sofas stood. Water across most of Essex is hard, so limescale comes back quickly and it's one of the first things a clerk spots. We use our own Limescale Remover on taps, screens and tiles. A garden, garage or shed is usually down to you under the tenancy agreement, so read what it asks for outside.
The starting price is £179, and the figure depends on the size and condition of the home and whether it's empty or still furnished, and oven cleaning can be added as an extra. Put your postcode and email into Get a quote and you'll see the price for your property before you commit to anything.
Book for the day after the removal van leaves and before the check out inspection, so nothing is in the way of the cupboards or the floor under the beds. Students in Colchester and anyone with a summer end date should book early. Tenants, landlords and letting agents can all book, for example a landlord in Billericay getting a house ready for new tenants. Once we've cleaned, keep boxes and muddy shoes out until the agent has been.
FAQs
Most of our work is close to our Brentwood office: Brentwood, Shenfield, Hutton and Ingatestone, Basildon, Billericay, Wickford and Chelmsford, plus Harold Wood, Gidea Park and Upminster over the Havering border. We also clean in Southend, Westcliff, Colchester, Harlow and Grays. Your postcode on the quote form confirms it.
Yes. Larger Essex rentals, particularly in villages, sometimes have a range cooker or an AGA. Both take longer than a standard single oven, so tell us the oven type when you book and the quote will cover it. If it's an AGA, please switch it off in good time so it has cooled before we start.
Yes. A shared house needs a full clean before the deposit is returned, and the deposit usually covers the whole house rather than each room. Housemates often find it simpler to book one clean for the whole house and split the cost than to divide the rooms and shared spaces between them.
It's best when your belongings have gone. Then we can clean inside every cupboard and drawer, under beds and behind where furniture stood, which are all places a clerk checks. Furnished lets are fine too: we clean around and under the landlord's furniture and inside the wardrobes and drawers.
Yes. Carpet cleaning, upholstery cleaning and mattress cleaning are separate services you can add when you book, so they're done on the same visit while the rooms are empty. Carpets are cleaned with hot water extraction after stains are pre treated, and they're compared with the check in inventory like everything else.
Yes. You can book a deep clean of the new place before you unpack, charged by the hour from £27. Once you've settled in, regular domestic cleaning starts from £23 per hour, costs less per hour than a one off clean, and we try to send the same cleaner each time.
