Deep Cleaning vs End of Tenancy Cleaning: What's the Difference?

A deep clean and an end of tenancy clean cover many of the same tasks, but they have different goals. A deep clean restores a home you are living in, working around your furniture and belongings. An end of tenancy clean prepares an empty property for handover, aiming to match the check-in inventory so the landlord, agent or next occupant finds it ready to use.

What is a deep clean?

A deep clean goes well beyond regular weekly cleaning. It reaches the build-up that routine cleaning leaves behind: grease on kitchen cupboard doors, limescale around taps, dust on skirting boards and door frames, and grime in corners and along edges.

People usually book one:

  • as a spring or seasonal refresh
  • before starting regular cleaning, so the home begins from a good baseline
  • after illness, a busy period or a long stay with visitors
  • before a family event or before putting a home on the market
  • when moving into a home that needs freshening up

Because people are still living there, a deep clean works around furniture and personal items. Cleaners will typically clean surfaces, fronts and accessible areas rather than emptying every cupboard, unless you arrange that in advance.

What is an end of tenancy clean?

An end of tenancy clean, sometimes called a move-out clean, is done when a property is empty or nearly empty. Its purpose is specific: returning the home to the condition recorded at the start of the tenancy, allowing for fair wear and tear. That is the standard used when a landlord or agent decides whether any deduction from the deposit is justified.

Because the rooms are clear, the clean can reach everywhere, including:

  • inside all cupboards, drawers and wardrobes
  • inside the oven, including shelves and trays
  • inside the fridge and freezer
  • behind and under areas that are normally blocked by furniture
  • every skirting board, door, frame and switch
  • windows, sills and frames on the inside

What are the main differences side by side?

The simplest way to compare them is by purpose, condition and scope:

  1. Purpose. A deep clean is for your own comfort. An end of tenancy clean is for handover and is judged against an inventory.
  2. State of the home. A deep clean happens in a lived-in, furnished home. An end of tenancy clean happens once belongings have gone.
  3. Scope. A deep clean focuses on visible and accessible areas in detail. An end of tenancy clean includes interiors of cupboards and appliances as standard.
  4. Checklist. A deep clean can be shaped around your priorities. An end of tenancy clean follows a fuller, fixed checklist based on what check-out reports usually examine.
  5. Pricing. Deep cleans are often charged by the hour. End of tenancy cleans are usually priced by property size.

Which one should you choose?

Choose a deep clean if you are staying in the home and want it thoroughly refreshed, or if you are moving into a place that is broadly clean but needs attention before you unpack.

Choose an end of tenancy clean if you are moving out of a rented property and want it ready for check-out, or if you are a landlord preparing an empty property for new tenants.

If you are a homeowner selling up, either can work. A deep clean before viewings helps the home present well, and a move-out style clean once you have left is a considerate way to hand over to the buyer.

Does a deep clean satisfy a landlord at check-out?

Not always. If a deep clean was done while you still had furniture in place, areas behind and inside it may not have been reached, and these are exactly the places a check-out clerk will look. For deposit purposes it is better to book the clean after your belongings have been removed, and to make clear it is for the end of a tenancy.

Remember that in England, under the Tenant Fees Act 2019, your landlord cannot insist that you pay for professional cleaning. You can clean yourself if you prefer. Professional help is simply an option to make reaching the check-in standard easier.

What can you do to prepare for either clean?

  • Clear surfaces and floors as much as possible so cleaners spend their time cleaning, not moving things.
  • Tell the company about any delicate surfaces, such as natural stone, or any special finishes.
  • Point out problem areas you want prioritised, such as a greasy extractor or a stained shower.
  • For end of tenancy, have your check-in inventory handy so you can compare afterwards.
